IT IS 51 A DASH 7 9 0 DOWNTOWN SPS D.

THE PURPOSE OF THIS DIVISION IS TO RENDER BOTH THE CONSTRUCTION OF NEW SIGNS AND THE ALTERATIONS OF EXISTING SIGNS WITH REVIEWED TOWARD ENHANCING, PRESERVING, AND DEVELOPING THE UNIQUE CHARACTER OF THE DOWNTOWN AREA WHILE ADDRESSING THE DIVERSITY OF BUSINESSES AND PROMOTING THE ECO, THE ECONOMY OF DOWNTOWN.

THE GENERAL OBJECTIVES OF THIS DIVISION INCLUDE THOSE LISTED IN SECTION 51 A DASH 7.101, AS WELL AS AESTHETIC CONSIDERATIONS TO ENSURE THAT SIGNS ARE APPROPRIATE TO THE ARCHITECTURE OF THE DISTRICT.

DO NOT OBSCURE SIGNIFICANT ARCHITECTURAL FEATURES OF ITS BUILDINGS AND LEND THEMSELVES TO A DEVELOPING RETAIL AND RESIDENTIAL USES AND THE PEDESTRIAN CHARACTER OF THE AREA.

THE DISTRICT REGULATIONS ARE IN LARGE PART INSPIRED BY HIGH LEVEL OF PEDESTRIAN ACTIVITY AND THE NEED TO MAXIMIZE EFFECTIVE ORIENTATION OF SIGNAGE TOWARD THE WALKING PUBLIC.

THE SUBJECT SITE IS LOCATED WITHIN THE PERIMETER DISTRICT OF THE DOWNTOWN AREA.

THE SITE IS APPROXIMATELY THREE QUARTERS OF A MILE NORTHEAST OF CITY HALL, NORTH OF I 30 AND EAST OF I 45.

AND HERE'S A DISTRICT MAP SHOWN LOCATION, UH, ZONING MAP, AND THEN THE SIGN LOCATION PROPOSED SIGNS TO BE INSTALLED ON THE NORTH FACADE FACING PACIFIC.

THE SIGN IS OCCUPIED, LISTED 1% OF THE FACADE.

THE THE FACADE ON THIS SUBJECT SIDE CONTAINS MULTIPLE SIGNS, WHICH WHEN COMBINED MAKE UP LESS THAN 2% OF THE TOTAL FACADE AREA.

THEY ARE, THERE IS AN EXISTING WESTDALE SIGN DOWN ON THE LOWER, THEY'RE GOING TO BE REMOVING THAT SIGN AND REPLACING IT WITH THE NEW SIGN ON THE UPPER DIMENSIONS OF THE SIGN.

SIX FOOT THREE INCHES TALL BY 36 FOOT AND THREE AND THREE QUARTERS INCHES WIDE, 230.6 SQUARE FEET.

UH, CON COLORS CONSIST OF, UH, 3M BLUE AND 3M OLYMPIC BLUE LOGO WITH WHITE LETTERS.

AGAIN, YOU CAN SEE THE PARK SIGN THAT WAS PREVIOUSLY APPROVED AND THE, AS WELL AS THE BISCUIT OF OUR SIGN SOUTHEAST ON LEAVER, NORTHWEST ON FOURTH SIGNS OF THE, UH, DISTRICT IN THE AREA.

AND STAFF RECOMMENDS APPROVAL.

WHETHER THE LIGHT COMES OUT THE BACK OF THE LETTER OR THE FRONT OF THE LETTER, IT'S A BACK LIT SIGN.

THE LETTER ARE ILLUMINATED THROUGH THE FACE, SO THE FACE IS PLASTIC, THE BACK OF THE LETTER WILL BE METAL.

SO THE FACES WILL LIGHT UP, THEY WON'T, UH, HALO LIGHT.
