IN 2014, FEDERAL HIGHWAY ADMINISTRATION APPROVED SCHEMATICS FOR THE LBJ SKILLMAN INTERCHANGE, UH, PROJECT WITH THE SPAN FOR THE BRIDGE DESIGN. UH, AND THAT CAME FROM 2003 AND 2012 BOND FUNDS. IN 2016 COBB, THE RTC UH, COMMITTEE, THEY APPROVED 65 MILLION IN CONSTRUCTION FUNDING. AND THAT WAS TO BEGIN THE, UM, AC THE RIGHT OF WAY ACQUISITION AND, UH, THE, THE WHOLE RELOCATION FOR THE LBJ SKILLMAN, UH, PROJECT. ALSO IN 2016, THE SKILLMAN CORRIDOR TIFF AND LAKE POWER P SHARED COST FOR THE ACCELERATION FOR THE MASTER PLAN, PHASE ONE FOR THE SKILLMAN BRIDGE. UM, SO WITH THAT BEING SAID, I'M GONNA HAND IT OVER TO MARK AND HE'S GONNA GIVE YOU GUYS, UH, OH, I'M SORRY. UH, LET ME TALK A LITTLE BIT ABOUT THE ADDITIONAL , UH, INITIATIVES THAT WE HAVE. AT THE TOP THERE, YOU'RE GONNA SEE THE BRIDGE. THIS IS OUR PARTNERSHIP WITH THE TIF SHOWING YOU GUYS THE INITIATIVE THAT WE HAVE AESTHETICS OF THE BRIDGE, THE SEC, THE FIRST PICTURE ON THE BOTTOM IS THE PEG SCULPTURE, WHERE WE HAVE TAKEN THAT GATEWAY SIGNAGE AND WE ARE, ARE, UH, SPREADING IT AROUND THE COMMUNITY. UM, IT HAS THE WORD LAKE COLLINS ON THE BOTTOM, SAME TYPE OF DESIGN. UM, AND THEN THE THIRD PICTURE ON THE BOTTOM RIGHT, UM, THAT IS A PARTNERSHIP. UM, AND YOU GUYS PROBABLY CAN HELP ME BECAUSE I DON'T KNOW ALL OF THEM OR MAYBE THIS, BUT THAT IS THE PARTNERSHIP WITH TIFF FUNDS COG CITY AND COUNTY COUNTY FUNDS, UM, FOR THE STEELMEN IN ABRAMS, UH, GATEWAY THAT WE HAVE CURRENTLY. SO THOSE ARE SOME OF THE INITIATIVES THAT WE HAVE THAT WE ARE HAVE ALREADY IMPLEMENTED AND WANT TO SHARE THOSE WITH YOU GUYS. WITH THAT BEING SAID, I'M GONNA PASS IT OVER TO MARK SO HE CAN GO OVER THE, THE STEEL SCAPE MASTER PLAN OVERVIEW. THANK YOU. I'LL JUST JUMP RIGHT IN WITH THE, THE OVERVIEW OF THE MASTER PLAN. UH, SO ESSENTIALLY IN 2020, THE, THE LAKE HIGHLANDS, UH, PUBLIC IMPROVEMENT DISTRICT HAD AN RFP OR A MASTER PLAN. REALLY, AS THEY LOOKED AT SKILLMAN, THEY FELT THAT SKILLMAN WAS THE MAIN STREET FOR LAKE HIGHLANDS AND FELT IT WAS A VERY IMPORTANT CORRIDOR FOR THE AREA. UM, SECOND THING THAT, THAT WE IDENTIFIED AS WE WERE PURSUING THE PROJECT IS SKILLMAN IS VERY UNIQUE IN THAT MOST OF THE ROADS IN THAT PART OF DALLAS FOLLOW A GRID PATTERN. AND SKILLMAN IS THE ONE ROADWAY THAT REALLY BREAKS THAT GRID. IT CURVE, UH, CURVES AND GOES WITH THE TOPOGRAPHY. IT CROSSES CREEKS. IT'S A VERY HILLY AREA. UH, IT, IT HAS A LOT OF TREES, AND SO IT'S A VERY UNIQUE SPECIAL AREA. AND REALLY OUR APPROACH WAS TO, UH, TRY TO UNVEIL WHAT THOSE UNIQUE CHARACTERISTICS WERE ABOUT THE AREA AND BRING THEM INTO THE MASTER PLAN. SO IN 2020, KIMBERLY HORNE, UH, WAS BROUGHT ON BOARD TO DEVELOP THAT MASTER PLAN, UH, REALLY PRIMARILY WITH THE PITS LANDSCAPE COMMITTEE. WE HAD MULTIPLE MEETINGS WITH THE LANDSCAPE COMMITTEE TO DISCUSS THE MASTER PLAN CONCEPTS AND DIRECTION. BUT AS IMPORTANTLY, OR MAYBE EVEN MORE IMPORTANTLY, IN SOME CASES, WE HAD SIGNIFICANT COORDINATION WITH ENCORE, WHICH I'LL TALK ABOUT, UH, IN JUST A MINUTE ON THE NEXT SLIDE. SO, THAT FINAL MASTER PLAN PROVIDES A VISION FOR THE IMPROVEMENTS ALONG, UH, SKILLMAN STREET. [00:30:01] IT IS INTENDED TO BE A LONG TERM VISION. WE KNOW THAT IT'S VERY DIFFICULT FOR A CORRIDOR THAT LONG, ESSENTIALLY FROM, UH, FROM THE, THE BREAK IT WHERE, UH, SKILLMAN STARTS AT FOREST LANE ALL THE WAY DOWN TO SKILLMAN AND ABRAMS. IT'D BE VERY DIFFICULT TO HAVE ONE ENTITY IMPLEMENT THAT PROJECT IN ONE PHASE. SO, UH, THE MASTER PLAN WAS INTENDED TO SET THE DIRECTION SO THAT MULTIPLE DESIGN TEAMS AND MULTIPLE ENTITIES COULD ASSIST WITH IMPLEMENTATION. SO THE, UH, PID LANDSCAPE COMMITTEE ACTUALLY RECOMMENDED THE MASTER PLAN FOR APPROVAL TO THE LAKE ISLANDS, UH, UH, IMPROVEMENT DISTRICT. AND THE BOARD ADOPTED THE MASTER PLAN IN 2021. SO, UH, I TOUCHED ON ENCORE JUST A FEW MINUTES AGO. SO ESSENTIALLY FROM, UH, JUST NORTH OF CHURCH ROAD, THERE'S AN ENCORE EASEMENT THAT GOES, UH, TO THE NORTH OF LAKE HIGHLANDS HIGH SCHOOL, AND IT CROSSES, UH, THE NORTHBOUND LANES OF SKILLMAN. AND AT THAT POINT, THE, UH, TRANSMISSION LINES LAND IN THE MEDIAN OF SKILLMAN AND CONTINUE NORTH ACROSS 6 35, UH, AND JUST NORTH OF 6 35 BEFORE THEY BREAK OFF FURTHER NORTH. UH, THAT WAS A MAJOR, UH, ITEM THAT, THAT THE COMMITTEE FELT NEEDED TO BE ADDRESSED AND THAT WE NEEDED TO HAVE SOME UNIQUE APPROACHES. BUT AS MANY OF YOU ARE AWARE, UH, ENCORE HAS SOME VERY STRICT GUIDELINES ON WHAT THEY, UH, WOULD LIKE TO SEE AND NOT LIKE TO SEE OCCUR, UH, WITHIN THEIR, THEIR EASEMENTS. IN THIS PARTICULAR CASE, THIS IS NOT AN ENCORE EASEMENT, THIS IS CITY OF DALLAS, RIGHT OF WAY. UH, SO AFTER MULTIPLE, UH, MULTIPLE MEETINGS WITH ENCORE, IT WAS DETERMINED THAT WE WANTED TO ACCOMMODATE ENCORE THE BEST WE COULD, BUT THERE WERE CERTAIN THINGS THAT THE CITY FELT VERY STRONGLY IN THE PIT, UH, THAT THEY WANTED TO SEE ACCOMPLISHED, INCLUDING SOME LOW TREES IN SOME KEY AREAS, UH, ALONG THIS PORTION OF THE CORRIDOR. SO ON THE NEXT SLIDE, WE'LL SHOW YOU SOME OF THE ALTERNATIVE OPTIONS THAT WERE EXPLORED. UM, NUMBER ONE, WE TRIED TO GET RID OF THE, THE METAL GUARDRAIL DOWN THE MIDDLE OF THE ROAD TO PROTECT, PROTECT THE POWER POLES, AND COME UP WITH SOMETHING MORE ON A MIDDLE. UH, WE HAD MULTIPLE ALTERNATIVES LOOKING AT DIFFERENT TYPES OF WALLS THAT COULD BE INCORPORATED AS WELL AS EARTH FORMS AND BERMS THAT COULD BE INCORPORATED. UH, THE, THE RED LINES THAT YOU'RE SEEING ON THE MAP, THE RED CIRCLES INDICATE THE POWER, UH, THE TRANSMISSION LINE POLES. AND ESSENTIALLY THOSE WERE AREAS THAT NEEDED TO BE PROTECTED. SO, AS YOU CAN SEE, UH, FOR THE MOST PART, WE HAD PAVING WITHIN THOSE AREAS, OR VERY LOW PLANTINGS. UM, ONE OF THE KEY THINGS ENCORE SHARED IS THEY WANTED TO PROTECT THOSE AREAS BECAUSE, UH, A LOT OF TIMES THEY'LL HAVE TO GO IN AND DO MAINTENANCE ON THE POLES. SO IT'S NOT JUST FOR THE SAFETY, BUT FOR THE MAINTENANCE. THEY DIDN'T WANNA BE TEARING OUT A LOT OF, UH, IMPROVEMENTS. SO WE'RE LOOKING FOR WAYS THAT, UH, THERE MIGHT BE THINGS THAT CAN BE TAKEN OUT AND REPLACED, UH, UH, MOVED OUT IF THERE WAS SOME WORK GOING ON WITH THE POLLS AND THEN REPLACED, UH, PUT BACK IN PLACE. UM, SO WE CAME UP WITH MULTIPLE OPTIONS. UH, THOSE ARE STILL BEING EXPLORED. WE UNDERSTAND THAT SAFETY IS GOING TO BE THE KEY CRITERIA HERE, AND WE NEED TO BE WORKING WITH THE TYPES OF BARRIERS THAT ARE APPROVED FOR, UH, FOR, UH, TRAFFIC ON THE ROADWAY, UH, TO BE ABLE TO PROTECT THE POLES, BUT ALSO LOOKING FOR SOMETHING MORE . SO, UH, JUST TO GET INTO AN OVERVIEW OF THE MASTER PLAN, I WON'T GO INTO AS MUCH DETAIL, UH, AS WE'VE PROVIDED PREVIOUSLY. UH, BUT YOU HAVE HAD THE MASTER PLAN, I BELIEVE, FOR OVER A YEAR NOW, AND IT MIGHT HAVE BEEN PROVIDED AGAIN AS A PART OF THIS PRESENTATION. UH, SO I WANNA WALK THROUGH HOW IT'S BROKEN DOWN. I WILL NOTE THAT THE PIT BOUNDARY ENDS AT LEISURE, WHICH IS NOT, UH, ALL THE WAY TO FOREST LANE, UH, BUT, UH, WORKING WITH THE LANDSCAPE COMMITTEE FROM THE PIT, UH, WE FELT IT WAS IMPORTANT FOR THE MASTER PLAN TO EXTEND ALL THE WAY TO THE CITY LIMITS, UH, EVEN IF THAT MIGHT BE OTHER FUNDING SOURCES THAT WOULD BE INVOLVED IN HELPING, UH, IMPLEMENT THAT IN THE FUTURE IF THEY WERE ABLE TO DO SO. UH, SECOND ZONE IS ESSENTIALLY THE, FOR THE ROYAL LANE ZONE FROM [00:35:01] LBJ FREEWAY TO ROYAL, UH, IT, IT ACTUALLY EXTENDS A LITTLE BIT SOUTH OF THERE, WALNUT HILL LANE ZONE, UH, JUST SOUTH OF ROYAL TO WALNUT HILL LANE. AND THEN ABRAMS ROAD ZONE IS GENERALLY FROM WALNUT HILL LANE TO ABRAMS. SO NEXT SLIDE, WE WILL GIVE YOU A, A BRIEF OVERVIEW. SO WITHIN EACH OF THOSE ZONES, UH, IN THE FINE PRINT THERE, YOU CAN START TO SEE SOME ORANGE LINES. SO YOU CAN SEE THE BOX AROUND ZONE ONE. THERE ARE ORANGE LINES BREAKING UP THE SKILLMAN CORRIDOR. AND THOSE ZONES ARE ESSENTIALLY BREAKING UP EACH ZONE INTO SHEETS SO THAT WE COULD GET INTO QUITE A BIT OF DETAIL ABOUT THE VISION FOR EACH AREA. NEXT SLIDE. AND SO WITHIN THOSE AREAS, UH, WE TRY TO COME UP WITH A HIGHER LEVEL OF IMPACT THROUGH THE STREET SCAPE DESIGN. IN THE CASE ON THIS SHEET, THAT AREA IS NEXT TO ONE OF THE DISTRICT GATEWAYS. SO WE'RE TRYING TO DO SOMETHING ON THE SIDES OF THE ROAD THAT STARTS TO ENHANCE WHAT'S GOING ON IN THE MIDDLE OF THE ROAD. AND WE HAVE SECONDARY AND TERTIARY STREETSCAPE ENVIRONMENTS. UH, THOSE AGAIN, UH, ARE BASED UPON THE LEVEL OF DESIGN OR LEVEL OF, UH, OF IMPROVEMENTS THAT WOULD BE ENVISIONED FOR EACH AREA. UH, BRIDGE CONDITION IS SHOWN HERE. WE THINK IT'S, THERE'S AN OPPORTUNITY ON THE MULTIPLE BRIDGES, WHETHER IT BE A RAILROAD BRIDGE WHERE THE, THE, UH, THE LIMESTONE IS, IS EXPOSED BECAUSE THE RAILROAD WAS CUT INTO THE CUT INTO THE EARTH. UH, SO IT, IT EXPOSES THE LIMESTONE, AND WE SAW LIMESTONE AS A MATERIAL THAT MIGHT BE INCORPORATED INTO THIS AREA, UM, BUT ALSO AS SOME OF THE CREEKS, UH, REALLY HIGHLIGHTING THAT YOU'RE CROSSING A CREEK AND ANNOUNCING THAT AND CELEBRATING THOSE CREEKS ALONG THE CORRIDOR. SO, NEXT SLIDE. UH, WE HAD A COUPLE OF RENDERINGS THAT WERE PREPARED. THESE ARE PROTOTYPICAL. UH, SOME OF THOSE BUILDINGS MAY BE VERY DISTINCT AND RECOGNIZABLE. SO THIS DOES HAPPEN TO BE THE INTERSECTION OF CHURCH AND STILLMAN, UH, LOOKING TO THE NORTH. UH, BUT ESSENTIALLY WE BELIEVE THAT THE TYPES OF INTERSECTION IMPROVEMENTS THAT ARE ENVISIONED HERE ARE THE TYPES OF THINGS THAT COULD BE, UH, DUPLICATED AT OTHER INTERSECTIONS ALONG THE CORRIDOR. UH, SO JUST TO TOUCH ON IMPLEMENTATION, AND IT'S MORE ABOUT OUR APPROACH, UH, THE, THE IMPLEMENTATION STRATEGY IS INTENDED TO PROVIDE, UH, SPECIFIC RECOMMENDATIONS FOR IMPLEMENTATION RELATED TO THE PHASING FOR IMPLEMENTATION, UH, SETTING PRIORITIES WITH THE DISTRICT, UH, UH, RESPONSIBILITIES FOR IMPLEMENTATION AND FUNDING IN PARTNER ORGANIZATIONS THAT MIGHT BE INVOLVED IN THE IMPLEMENTATION AND FUNDING. SO, UH, ONE QUESTION THAT WAS WAS ASKED BY THE PIT IS, WHY IS THE CITY OF DALLAS NOT SIMPLY TAKING ON THE IMPLEMENTATION OF THIS PROJECT? AND, UH, AS I TOUCHED ON AT THE BEGINNING OF THE, OF THE PRESENTATION, UH, IT'S A VERY LONG CORRIDOR. IT IS A, UH, CORRIDOR THAT TO BE IMPLEMENTED IS GOING TO TAKE SEVERAL YEARS, SEVERAL PHASES AND MULTIPLE PARTNERSHIPS. UH, SO THOSE PARTNER ORGANIZATIONS WILL HAVE, UH, RESPONSIBILITIES FOR ELEMENTS ALONG THE CORRIDOR. UH, DART, UH, HAS FACILITIES CORRIDOR WIDE WITH THE MULTIPLE BUS STOPS, UH, BUS SHELTERS. UH, SO AS WE LOOK AT THOSE TYPES OF ELEMENTS, UH, WORKING WITH DART TO GET THOSE IMPROVEMENTS MADE, ENCORE, AS WE TOUCHED ON, HAS RESPONSIBILITY FOR, UH, MANY OF THE IMPROVEMENTS IN THE MEDIANS NORTH OF CHURCH AND NORTH OF LBJ PRIMARILY STREET LIGHTS, UH, WITHIN THE MEDIANS. UM, BUT THEN THERE'S ALSO FEDERAL FUNDING AVAILABLE, UH, THAT WE ENCOURAGE THE TIFF, OR I'M SORRY, THE PIT, [00:40:01] TO, TO, TO PURSUE, UH, FOR SAFETY FOR TRAILS. MANY OF THOSE ARE ADMINISTERED BY COG AND WOULD REQUIRE A LOCAL MATCH. TYPICALLY, THAT COMES THROUGH, UH, A PARTNERSHIP WITH THE CITY OF DALLAS. AND, UH, JUST OVERALL, IT'S A GOOD PRACTICE TO LEVERAGE MULTIPLE FUNDING SOURCES AND UTILIZE, UH, LOCAL FUNDING TO FILL THE GAPS, UH, THAT MAY EXIST IN THESE TYPES OF BROAD RANGE PROJECTS. SO, UH, BACK TO THE IMPLEMENTATION STRATEGY. THIS, AGAIN, IS JUST ONE OF THOSE SAMPLE PAGES FROM THE REPORT. UH, BUT WE WANTED TO SHARE THIS BECAUSE THE IMPLEMENTATION IS 100% ALIGNED WITH EACH OF THESE SHEETS THAT WE HAVE WITHIN THE REPORT. UH, WE KNEW THAT TIME WAS OF THE ESSENCE TO GET TOGETHER WITH TECH STOCK. SO IMMEDIATELY AFTER THE ADOPTION OF THE PLAN, UH, THE PS STARTED SETTING UP COORDINATION MEETINGS WITH TECH STOCK, UH, RELATED TO THIS MASTER PLAN. UH, THROUGH THAT DISCUSSION WITH, WITH TDOT, UH, THERE ARE, UH, AGREEMENTS THAT TECH STOCK WILL PROVIDE THE MULTIPURPOSE TRAIL AND SIDEWALK IMPROVEMENTS. THEY WERE ALREADY PROVIDING SIDEWALKS IN THE AREA. SO THE DISCUSSION WAS HOW CAN WE ENHANCE THAT BY MAKING ONE OF THOSE SIDEWALKS ON ONE SIDE A TRAIL, THEY WERE ALREADY INCORPORATING A CYCLE TRACK INTO THE BRIDGE. UH, SO THAT'S JUST ONE EXAMPLE OF THAT COORDINATION AND COOPERATION HAS TAKEN PLACE. UH, THEY'VE ALSO AGREED THE STREETLIGHTS, THEY WOULD, UH, SUBSTITUTE THOSE FOR THE ORNAMENTAL PEDESTRIAN LIGHTS THAT HAVE BEEN IDENTIFIED FOR THE CORRIDOR. THEY'VE AGREED TO PROVIDE IRRIGATION SLEEVES, UH, UNDER THE ROADWAY AND UNDER THESE TRAILS AND SIDEWALKS, UH, TO ENABLE IRRIGATION TO BE BE PUT IN PLACE, UH, IN THE FUTURE. AND IT'S RELATED TO THAT FUTURE. THEY'VE SUGGESTED THAT, UH, THE CITY SHOULD PARTNER WITH THE CITY OF DALLAS PUBLIC WORKS AND THE THE PIT IS, UH, CURRENTLY WORKING WITH PUBLIC WORKS TO DEVELOP A, UH, GREEN GREEN RIBBON APPLICATION FOR GREEN RIBBON FUNDING THAT WOULD COME FROM TDOT WOULD REQUIRE A LOCAL MATCH IN ORDER TO GET THE LANDSCAPE IMPROVEMENTS WITHIN THEIR LIFE. ADDITIONALLY, IMPROVEMENTS ARE IN THE WORKS AT WALNUT MILL AND SKILLMAN, UTILIZING SOME 2017, UH, BOND FUNDS FOR SAFETY IMPROVEMENTS. IT'S ABOUT 1.9 MILLION. UH, CITY OF DALLAS HAS 2 20 17 BOND FUNDS FOR THE LBJ SKILLMAN INTERSECTION, UH, THAT WERE SET ASIDE FOR THE LBJ PROJECT. AND ASSUMING THAT, THAT THOSE FUNDS ARE NOT NEEDED FOR THAT PROJECT, THEY'RE THINKING THAT ABOUT 6 MILLION WILL BE AVAILABLE FOR USE ALONG THIS CORRIDOR. UH, POTENTIAL FUNDING IN THE 2024 BOND, AS, UH, WAS MENTIONED EARLIER, ADDITIONAL PROJECT OR PARTNERSHIPS BEING PURSUED, UH, IS OUTLINED IN THE MASTER PLAN WITH, UH, NC TEXAS OR NORTH CENTRAL TEXAS, UH, COUNCIL OF GOVERNMENTS FOR THE MULTIPURPOSE TRAILS, DARK OR BUS SHELTERS AND ADDITIONAL BUS STOP ENHANCEMENTS AND ENCORE FOR THE STREET STATE OR STREET LIGHT UPGRADES. AND SO RELATED TO THE T TIFF, UH, OPPORTUNITIES, UM, THE, THE SKILLMAN STREET SCAPE MEETING IMPROVEMENTS, UH, FOR THE TIFF, UH, SOME OF THE THINGS THAT WE HAD IDENTIFIED THROUGH THE MASTER PLAN WERE PERHAPS ENHANCING THE, UH, SKILLMAN STREET SCAPE MEETINGS IN LAKE HIGHLANDS. UH, THE PUBLIC SECTOR INVESTMENT IN THE CORRIDOR PROVIDES A CATALYST TO ENCOURAGE ADDITIONAL PRIVATE SECTOR REINVESTMENT IN PROPERTIES ALONG THE [00:45:01] CORRIDOR. WE'VE SEEN IN MULTIPLE CASES AROUND THE COUNTRY WHERE IF YOU CAN IMPROVE THAT PUBLIC REALM, UH, IT SEES THAT THERE'S, THERE IS MONEY BEING SPENT AND PUT IN PLACE BY THE PUBLIC SECTOR, AND OFTENTIMES THERE'S A PRIVATE SECTOR RESPONSE, UH, ALSO IN ACCORDANCE WITH THE SKILL AND CORRIDOR TIFF MISSION TO PROVIDE PUBLIC INFRAS INFRASTRUCTURE IMPROVEMENTS. UH, THE ENHANCE ENHANCEMENT WILL ALSO BUILD UPON THE PREVIOUS ENHANCEMENTS IN THE CORRIDOR WITH GATEWAYS AND ASSOCIATED LANDSCAPE IMPROVEMENTS WHERE THERE WAS PARTNERSHIP BETWEEN THE PIT AND THE TIFF. AND THEN FOR THE PIT, THE PIT, UH, FUNDED THE STREETSCAPE MASTER PLAN AND STILLMAN STREET CORRIDOR. UH, THE FINAL DESIGN AND MEDIA IMPROVEMENTS WOULD BE IN ACCORDANCE WITH THAT PRELIMINARY DIRECTION. UH, AND LAKE HIGHLANDS PIT WILL HANDLE OPERATIONS AND MAINTENANCE OF THE MEDIAN UNDER ITS EXISTING PIT MANAGEMENT CONTRACT, OR BY OPERATIONS AND MAINTENANCE AND GRIEVANCE AS NECESSARY. SO THE OPINIONS OF PROBABLE CONSTRUCTION COSTS VERY QUICKLY. AGAIN, THEY WERE BY ZONE. UH, SO THE, THE OPINIONS OF PROBABLE PROBABLE CONSTRUCTION COSTS, UH, INCLUDE CONSTRUCTION COSTS FOR THE HARDSCAPE AND LANDSCAPE MEDIUMS, ONLY THE ONES THAT WE'RE, UH, SHOWING YOU RIGHT NOW, UH, CONSTRUCTION CONTINGENCY OF 20%, MOBILIZATION OF 5%, AND GENERAL SITE PREP OF 5%. AND WE, I THINK ONE OF THE THINGS THAT WE PROVIDED THE BID, WHICH WILL BE VERY BENEFICIAL, IS A SPREADSHEET WHERE ESSENTIALLY A CONTAGION, UH, A INFLATION CONTINGENCY CAN BE AUTOMATICALLY CALCULATED. SO BY CHANGING THE YEAR IN THE SPREADSHEET, THOSE, UH, ESCALATION COSTS ARE AUTOMATICALLY CALCULATED. YOU CAN ALSO UPDATE UNIT COSTS AS YOU GET NEW UNIT COSTS. SO THE COST THAT WE'RE PROVIDING RIGHT NOW ARE ASSUMING THAT THE BIDDING, IF YOU WERE TO BID EACH OF THESE AREAS IN 2026, THAT IS WHAT THESE COSTS ARE ASSOCIATED WITH. SO WE BROKE DOWN EACH ZONE INTO HARDSCAPE, IRIS, IRRIGATION AND LANDSCAPE. AGAIN, UH, A LOT OF THE HARDSCAPE AND LANDSCAPE IMPROVEMENTS, UH, WE HAVE IDENTIFIED AS SAFETY IMPROVEMENTS AS WELL, PARTICULARLY WITH SCAPE WITH SOME OF THE, THE CROSSWALKS AND THOSE TYPES OF THINGS THAT ARE BEING PROVIDED AND ENHANCED, UH, AS WELL AS THE LIGHTING. SO FOR ZONE ONE, THE TOTAL IS 2020 $6 AGAIN, UH, IS $1.9 MILLION. UH, NEXT, NEXT SLIDE, ZONE TWO, THE SAME APPROACH, 2026 WOULD BE $2.3 MILLION. NEXT ZONE, ZONE THREE, 4.78 MILLION.
