UM, THE EXCITING THING IS THAT ONE OF OUR VERY OWN BOARD MEMBERS, , IS ATTACHED, UH, INTERESTINGLY TO THIS PROJECT.

AND, UM, IT'S NICE TO START OFF WITH SOMETHING THAT'S NEW AND THAT IS THE REDEVELOPMENT OF 1632 MLK.

BUT THAT IS THE BAYLOR SCOTT AND WHITE COMMUNITY CARE CENTER, UH, THAT ST.

PHILIP'S, UH, DID REDEVELOPMENT.

SO THEY HAVE A CARE CENTER.

SO AS IT RELATES TO, UM, DISTRICT IMPROVEMENTS, UM, NOT A WHOLE LOT OF VERTICAL ACTIVITY, BUT DEFINITELY, UM, A LOT OF COORDINATION WITHIN THE COMMUNITY WILL CONTINUE TO ORGANIZE PRE-DEVELOPMENT MEETINGS.

UM, THERE'S A LOT OF BUZZ FOR THE GRAND PARK SOUTH, UH, AREA AS YOU KNOW, UM, VARIOUS THE AREA PLAN, UM, AN AUTHORIZED HEARING COMING UP.

BUT AS A STAFF, YOU KNOW, WE DO FEEL INTEREST.

UM, UH, AND, AND AT THE PRE-DEVELOPMENT LEVEL, CERTAINLY YOU WOULD HEAR ABOUT ANYTHING THAT WE WERE BRINGING FORWARD TO YOU, BUT THAT'S ONGOING.

UM, WE ARE ENGAGED WITH, UH, THE LOCAL, THE AREA COMMITTEES, UH, THE PRIVATE LAND OWNERS AND DEVELOPERS AND WILL CONTINUE TO COLLABORATE WITH COMMUNITY LEADERS, UM, THAT ARE FOCUSED ON REVITALIZING THE AREA IN THE GRANT PARK SOUTH AREA.

FAR AS CURRENT DEVELOPMENT STATUS, UM, I TALKED ABOUT THE FRONT PAGE, THE 1632 MLK RETAIL BUILDING WAS FINISHED THIS YEAR, UH, DURING THE, THE FISCAL YEAR.

THAT'S 12,000 SQUARE FEET OF RETAIL SPACE.

WE'RE EXCITED ABOUT THAT INVESTMENT, UM, UH, THE GRANT INVESTMENT.

AND THEN OF COURSE WITH THAT, UH, BEING COMPLETED, UM, I THINK YOU ALL KNOW THAT THE MALCOLM'S POINT RETAIL PROJECT, AS WELL AS THE FOURTH THEATER ARE IN THE PIPELINE.

SO THOSE ARE THINGS THAT ARE HAPPENING AND I BELIEVE GO, OH, WE'RE AT, SHOOT, I'M DOING, DOING A TERRIBLE JOB WITH THIS.

SORRY ABOUT THAT.

UM, SO THE DISTRICT HAS, UM, REALIZED, UM, A LITTLE OVER A HUNDRED MILLION DOLLARS IN INVESTMENT SINCE ITS CREATION ON, WE'VE TALKED ABOUT, UM, NOT A WHOLE LOT WITH MIXED INCOME HOUSING.

SO THE DISTRICT, WE PROVIDED YOU ALL, UM, AN UPDATE.

UM, WE, THE ANNUAL FUNDS TRANSFER, I'M SORRY, I JUST KEEP, MY SCREEN IS A LITTLE BIT DIFFERENT FROM YS.

UM, THE ANNUAL FROM SPEAKING OF THE HOME HOMEOWNER STABILIZATION REPAIR AND DISPLACEMENT MITIGATION PROGRAM, YOU'RE ALL AWARE OF THE TRANSFER FROM THE DEVELOP TIP THAT WE TALKED ABOUT EARLIER, MS. RAGSDALE TO THE GRANT PARK SOUTH, UH, TO DISTRICT FOR FISCAL YEAR 24, 25.

THERE WAS A TRANSFER OF ANOTHER CLOSE TO $1.5 MILLION TO THAT.

AND WE, UM, THE HOUSING, UH, STAFF DID MAKE A RECOMMENDATION AND REQUEST FOR CITY COUNCIL TO AUTHORIZE THE EXECUTION OF, UM, UM, A THIRD PARTY VENDOR TO ADMINISTER AND MANAGE, UH, THE IMPLEMENTATION OF THAT PROGRAM.

SO WE SHOULD SEE SOME ACTIVITY WITH THAT IN THE COMING YEAR AS FAR AS THE VALUE, UM, AND INCREMENT SUMMARY.

UM, MAY I ASK A QUESTION ON THAT ONE? YEAH, SURE.

UH, IN OUR LAST MEETING THERE WAS, THERE WAS, UH, WE WERE NOT IN POSITION TO LEARN WHO THE CONTRACT WAS AWARDED TO.

WELL, SPEAKING OF, UM, YOU KNOW, AT THE BASE YEAR OF THE DISTRICT, UM, THE VALUE WAS AROUND 79 MILLION.

UM, THE CERTIFIED, UH, TAXABLE VALUE AS OF 2025 IS UP TO 2 10, 2 50, UM, WHICH REPRESENTS, UM, 100, UH, 165%, CLOSE TO 166%, UH, INCREASE OVER THE BASE YEAR AS AMENDED.

AND, UH, A 13%, UH, INCREASE.

THAT'S OVERALL 13% INCREASE FROM THE PREVIOUS YEAR.

SO, UM, IN 20 25, 26, THE TIF DISTRICT ANTICIPATES COLLECTING, UM, EIGHT, UH, 855,410 IN INCREMENTAL TAX REVENUE FOR THE YEAR.

WE LIKE IT WHEN THAT GOES UP.

UM, OBJECTIVES PROGRAMS, SUCCESS INDICATORS, UM, AGAIN, YOU KNOW, AT THE CREATION OF THE TIF DISTRICT, THERE WAS TREMENDOUS, UM, AMBITION AS THEY SHOULD BE.

THERE SHOULD BE WITH ANY, ANY PROJECT THAT YOU'RE GONNA UNDERTAKE.

UM, BUT VERY AMBITIOUS AT, YOU KNOW, UM, A TOTAL OF 579,000, 79 MILLION IN TACTICAL VALUE.

UM, TODAY WE'RE AT NEARLY 101 MILLION IN GROWTH THAT ONLY REPRESENTS 17% OF THE GOAL, BUT WE DEFINITELY HAVE CAPACITY, AND AGAIN, THERE'S A LOT OF BUZZ RIGHT NOW, UM, ON THAT FRONT.

UM, RIDERSHIP FOR THE DARK STATIONS, MLK HAS AN AVERAGE RIDERSHIP OF 1293.

WE KNOW THAT COVID, YOU KNOW, DEFINITELY AFFECTED, UM, THESE AREAS.

AND THEN FAIR PARK HAS, UM, AN AVERAGE RIDERSHIP OF 907 PEOPLE EVERY DAY.

UM, AND OF COURSE THE DART STATION IS, IS IMPORTANT FOR THE AREA.

LET'S SEE.

AGAIN, NOT A WHOLE LOT WITH NEW DEVELOPMENT, BUT WE ARE EXCITED ABOUT THE THINGS THAT ARE IN THE PIPELINE.

AND THEN I'LL JUST, UH, SKIP OVER, YOU KNOW, UM, LIKE WE SAID, UM, AS FAR AS RETAIL AND COMMERCIAL USES, UM, THE 1632 BUILDING WAS, UH, AT 1632 MLK BUILDING WAS RENOVATED AND COMPLETED IN 2025.

RUTHIE'S CAFE IS FULLY OPERATIONAL AHEAD OF MYSELF, IS FULLY OPERATIONAL, UM, AND THE FOREST THEATER AND THE MALCOLMS POINT PROJECT ARE IN THE .

WE'RE EXCITED ABOUT THIS.

UM, BUT A, YOU KNOW, AN UPDATE ON, UH, THE FAIR PARK COMMUNITY PARK IS, AND WE NOTED THAT IN 2025, THE PARK DID SECURE AN ADDITIONAL $3 MILLION IN STATE FUNDING THAT WAS AWARDED.

SO THAT BRINGS THEM CLOSER TO, UM, THE GOAL FOR THE COMMUNITY PARK.

SO, YOU KNOW, AGAIN, YOU KNOW, UM, AT THE CREATION OF THE TIF DISTRICT, THE BUDGET THAT WAS SET IN NET PRESENT VALUE WAS AN ANTICIPATION THAT THE INCREMENT COLLECTION WOULD, YOU KNOW, TOTAL $30 MILLION.

BUT ON FEBRUARY 26TH, UM, THE COUNCIL DID APPROVE LAST YEAR'S 23, 24, UM, ANNUAL REPORT.

AND THEN ON, UH, JUNE 25TH, 2025, A PUBLIC HEARING WAS HELD TO RECEIVE COMMENTS REGARDING THE SOUTH DALLAS FAIR PARK AREA PLAN.

AND I'M SURE YOU ALL KNOW THAT THERE'S AN AUTHORIZED HEARING PROCESS THAT'S, UH, WE'RE HEADED TO AUTHORIZE HEARING PROCESS.

THERE WAS COMMUNITY MEETINGS HAPPENING TO GO TO THE AUTHORIZED HEARING PROCESS.

SO THE ONLY PENDING TIFF DISTRICT ITEM WILL BE THIS, ACTUALLY THIS REPORT.

UM, AND HOPEFULLY WE'LL GET A RECOMMENDATION TO COUNCIL FOR PEOPLE.
