SO I'M VERY HAPPY TO SHARE THE, UM, THAT WE HAD A GROUNDBREAKING FOR THE TRINITY STRAND TRAIL HIGHLINE SPAN PROJECT, WHICH HAS BEEN PROBABLY SIX YEARS IN THE MAKING FROM ITS CONCEPT TO GOING THROUGH, UM, INITIAL FUNDING COMMITMENT FROM THE BOARD IN 2020.
UH, THE DESIGN PROCESS TOOK A WHILE BECAUSE OF COVID AND SOME DELAYS WITH ENVIRONMENTAL WORK.
SO THAT DESIGN WAS FINISHED LAST YEAR.
UM, WE WENT THROUGH A CONSTRUCTION BIDDING PROCESS 'CAUSE WE'VE BEEN WORKING WITH THE PARK DEPARTMENT, UM, HAS BEEN LEADING THIS.
WE'VE KIND OF BEEN CO-MANAGING THIS PROJECT.
SO LAST YEAR AT, AT THE ANNUAL REPORT MEETING, UM, THE BOARD COMMITTED ADDITIONAL FUNDING BECAUSE NO SURPRISE, AFTER SEVERAL YEARS THE COST FOR DELIVERING THE PROJECT WENT UP.
BUT FORTUNATELY WE WERE ABLE TO GET STARTED THIS SPRING WITH THE GROUNDBREAKING EVENT.
AND I'LL JUST KIND OF TRY TO HIT THE HIGHLIGHTS FROM, UM, PREVIOUS YEARS.
UM, AND, UH, HOPEFULLY THE, OUR NEW BOARD MEMBERS WERE ABLE TO KIND OF TAKE A LOOK AT THE REPORT OR WE'LL, KIND OF AT THEIR LEISURE.
UM, BUT I'LL KIND OF HIGHLIGHT, UM, WE HAVE A COUPLE PAGES OF LIKE, MAJOR PROJECTS.
UM, A COUPLE OF NEW THINGS FROM LAST YEAR IS BOTH PHASES OF THE IRBY HIGH RISE DEVELOPMENT HAVE BEEN COMPLETED.
UM, THE EVELYN RESTAURANT HAS BEEN COMPLETED.
WE, UM, ORIGINALLY THOUGHT THERE WAS GONNA BE AN OFFICE DEVELOPMENT ON THAT SITE GIVEN THE SIGNAGE, BUT IT TURNS OUT IT'S THE EVELYN RESTAURANT THERE AT TURTLE CREEK BOULEVARD IN, UM, IN IRVING.
AND THEN, UM, THOSE OF YOU FAMILIAR WITH THE DISTRICT WILL KNOW THAT THE, UM, THE FORMER SHOWROOM PROPERTY THAT HARDWOOD INTERNATIONAL OWNED FOR MANY YEARS, THAT 1444 OAK LAWN IS NOW UNDERGOING A TRANSFORMATION WITH A PROJECT CALLED THE SEA, WHICH IS A HUGE

FACELIFT OF THAT PROPERTY.I THINK THEY'RE GONNA ADD A LITTLE BIT OF LIKE A SECOND STORY ON SOME OF THE BUILDINGS, BUT IT'S KIND OF A TOTAL RE-SKINNING OF THE BUILDINGS, UM, TO ADD, UM, RETAIL RESTAURANT SHOWROOM SPACE AND THEN ANOTHER PROJECT, UM, UM, AND CAPITAL PARTNERS.
UM, THERE WAS AN ARTICLE IN THE BUSINESS JOURNAL A FEW MONTHS AGO ABOUT, UM, WHAT THEY'RE CALLING HIGHLINE SQUARE, WHICH WILL BE A MIXED USE DEVELOPMENT.
UM, BASED ON THE INFORMATION I'VE SEEN, UM, YOU KNOW, IT WILL LIKELY GET STARTED BEFORE THE END OF THE LIFE OF THIS DISTRICT, BUT MAY NOT FINISH UNTIL CLOSER TO TO 2030.
SO IN TERMS OF DISTRICT INITIATIVES, AND WE DO HAVE A RENDERING OF THIS IS THE PEDESTRIAN BRIDGE THAT WILL BE BUILT FROM THE END OF HIGHLINE ACROSS, UM, THE CREEK TO, UM, KIND OF WHERE RODEO GOAT IS, AND THEN THERE'LL BE A CONNECTOR TRAIL.
SO THIS IS PART OF THE PROJECT THAT BROKE GROUND, UM, THIS SPRING.
LATTER PART OF 2026 ALL GOES WELL.
UM, JUST TO MAP HERE OF THE MAJOR PROJECTS, UM, I'LL KIND OF SKIP AHEAD TO OUR VALUE AND INCREMENT SUMMARY.
SO AS OF THE 2025 CERTIFIED VALUE, UM, THE VALUE OF THE DISTRICT, UM, AS AMENDED IS ABOUT 1.6 BILLION.
THAT'S ABOUT A $1.3 BILLION OR 487% INCREASE OVER THE BASE YEAR AND A 22% INCREASE OVER THE LAST YEAR'S FINAL VALUE.
WITH THAT, WE WOULD ANTICIPATE COLLECTING A LITTLE OVER $10 MILLION IN INCREMENTAL REVENUE OF THIS UPCOMING SPRING.
UM, ALSO THIS YEAR WE HAD A, UM, A RIBBON CUTTING AT THE CABANA.
THAT'S A, UM, CONVERSION OF THE OLD CABANA HOTEL FOR A MIXED INCOME MULTIFAMILY REDEVELOPMENT PROJECT.
THEY'RE AT ABOUT 50% CONSTRUCTION AS OF NOW.
UM, IN TERMS OF WHERE WE ARE WITH OUR GOALS FOR THE DISTRICT, WE'RE AT ABOUT 70% OF OUR RESIDENTIAL DEVELOPMENT GOAL.
53% OF OUR RETAIL GOAL, 91% OF OUR OFFICE GOAL, AND ABOUT 49% OF OUR HOTEL ROOM.
WE ALSO TRACK, UM, DART RIDERSHIP FOR THE MARKET CENTER STATION.
UM, DART RIDERSHIP TRENDS HAVE BEEN, YOU KNOW, PRETTY, UM, NOT REALLY LINEAR IN GROWTH FOR A VARIETY OF REASONS.
UM, YOU KNOW, THE PANDEMIC HAD A BIG IMPACT ON PUBLIC TRANSIT.
YOU KNOW, THEY'RE STARTING TO RECOVER A LITTLE BIT, BUT, UM, THERE'S A LOT OF VARIABLES THAT EVEN IN SOME OF OUR DISTRICTS THAT HAVE TRANS ORIENTED DEVELOPMENT RIGHT BY THE STATION, IT DOESN'T ALWAYS GUARANTEE RIDERSHIP.
THERE'S JUST A LOT OF, UM, FACTORS IN THAT.
UM, JUST A QUICK MENTION, NEIL.
WE'VE HAD A NUMBER OF, UM, CONVERSIONS OF PREVIOUS WAREHOUSE AND, UM, INDUSTRIAL USES.
UM, THIS IS A RENDERING OF THE SAME PROJECT THAT WAS MENTIONED EARLIER.
UM, IN TERMS OF THE SUMMARY OF MEETINGS FOR THE YEAR, THE BOARD MET THREE TIMES DURING THE LAST FISCAL YEAR, AND THIS IS THE ATTENDANCE RECORD, UM, FOR THE BOARD MEMBERS.
WE'VE HAD SOME CHANGES WITH, YOU KNOW, THE TWO YEAR COUNCIL CYCLE.

SO, UM, THIS IS OUR BUDGET, UM, WAY I LIKE TO DESCRIBE IT IS ITS, ITS CAPACITY BASED ON REVENUE PROJECTIONS, BUT NOT, YOU KNOW, NECESSARILY ACTUAL CASH.
SO, UM, BASED ON THIS, WE WOULD HAVE ABOUT CLOSE TO 29 MILLION IN CAPACITY.

THERE WAS LIKE 150,000 SET ASIDE FOR A TRAIL CONNECTION.
UM, A LOCATION WAS NEVER DETERMINED FOR THAT, THAT WAS AT TURTLE CREEK AND LEVEE.
SO THAT MIGHT BE SOMETHING WHERE WE MAY JUST LIKE, UM, TERMINATE THAT AND, AND USE THAT FUNDING FOR OTHER THINGS IN THE DISTRICT.
THE CABANA HOTEL, UM, DESIGN DISTRICT, UM, CONVERSION IS OUR ONLY MAJOR COMMITMENT AT THIS POINT IN TERMS OF DEVELOPMENT.
UM, SO WE'VE DONE AN INITIAL $5 MILLION PAYMENT, UM, WHEN THEY FIRST PURCHASED THE PROPERTY.
UM, RECENTLY JUST AFTER THE FISCAL YEAR ENDED, WE DID MAKE THAT OTHER $5 MILLION, 50% PAYMENT AND THEN THE REMAINDER WILL BE, UM, DISPERSED, YOU KNOW, WHEN THE PROJECT'S COMPLETED AND SUBJECT TO REVENUE.
UM, SO, AND THEN IN TERMS OF DISTRICTWIDE SET ASIDE, UM, JUST TO NOTE THAT, UM, THE TRINITY STRAND TRAIL HIGHLINE SPAN IS THE, THE COMMITMENT THAT WE CURRENTLY HAVE THAT, UM, WAS INITIALLY 7 MILLION AND IT WAS INCREASED TO LIKE 9.7, UM, TO ACCOUNT FOR A RISING CONSTRUCTION.
SO WITH THAT, I THINK THAT IS THE HIGHLIGHTS.

I MEAN, IT KIND OF VARIES A LOT, BUT WE HAVE, UM, YOU KNOW, SOME THAT CONTINUE TO STRUGGLE LIKE THE GRAND PARK SOUTH AREA.
IT'S A VERY CHALLENGING AREA, SO THERE HASN'T BEEN A LOT OF ACTIVITY.
THIS IS DEFINITELY BEEN, I THINK ONE OF THE, UM, THE BETTER PERFORMING TIP DISTRICTS.
I WANTED TO MAKE SURE THE NEW MEMBERS, UM, HEARD THAT, UM, BEING NEW TO THE, UH, UH, TO THE BOARD AND, AND THAT TO KNOW THAT THIS IS ONE OF THE MORE PROGRESSIVE, UH, DISTRICTS.
UM, SO WANTED TO MAKE SURE THEY CONTEXT.
