UH, THE PACKET WAS SENT OUT IN ADVANCE AND ALONG WITH THE ANNUAL REPORT IN IT, AND HOPEFULLY YOU'VE HAD A CHANCE TO KIND OF THUMB THROUGH IT AND TAKE A LOOK.

UM, JUST TO GIVE YOU A QUICK EXECUTIVE SUMMARY, THE, THE MAPLE MOCKINGBIRD TIFF DISTRICT CONTINUES TO PERFORM VERY WELL.

WE ARE MEETING AND EXCEEDING OUR INCREMENT GOALS, UM, AND WE'VE DONE, UH, EXCEPTIONALLY WELL WITH OUR RESIDENTIAL ADDING RESIDENTIAL PROPERTIES, ESPECIALLY AFFORDABLE RESIDENTIAL PROPERTIES TO THE DISTRICT.

THE, THE, UM, COMPONENT THAT WE STILL LACK BEHIND IS ON RETAIL, THE RETAIL RESTAURANT OFFICE, COMMERCIAL KIND OF SPACE.

AND I CAN DIG MORE INTO THAT HERE WITH YOU IN THE REPORT.

BUT OVERALL, WE ARE MEETING AND EXCEEDING OUR GOALS AND, UH, THE DISTRICT IS PERFORMING VERY WELL.

SO IF WE WANNA SCROLL DOWN, OUR FIRST STOP'S GONNA BE AT TAKING A LOOK AT THE, UM, THE TERM OF THE DISTRICT REMINDING OURSELVES.

SO THE DISTRICT WAS CREATED IN JANUARY OF 2009, AND IT TERMINATES IN DECEMBER OF 30 33, I'M SORRY, 2033.

SO IT'S A 25 YEAR DISTRICT.

AND THAT IS, UH, WE'RE 17 YEARS INTO, AT THIS POINT, WE HAVE EIGHT YEARS REMAINING.

AND THAT ON A TIMELINE PERSPECTIVE AND ENGAGING OUR REVENUE COLLECTIONS AND OUR GOALS, WE SHOULD BE AROUND 70%.

AND LET'S GO BACK UP.

I WANNA TALK ABOUT THE, THE, UM, DISTRIBUTION ON THE INCREMENT JUST A LITTLE BIT FURTHER.

THERE WE GO.

UM, THE CITY CONTRIBUTE, CONTRIBUTES 85% OF THE INCREMENT THROUGH THIS YEAR, AND THEN IT DROPS BEGINNING NEXT YEAR THROUGH THE END OF THE, OF THE TERM.

AND DALLAS COUNTY HAS REACHED ITS MAXIMUM CONTRIBUTION.

THEIR, THEIR CAP IS 4.2 MILLION.

THEY'VE REACHED THAT.

SO DALLAS COUNTY'S NO LONGER CONTRIBUTING.

SO WE'LL BEGIN TO SEE THE, THE GROWTH SLOW A LITTLE BIT DUE TO, UH, NO LONGER RECEIVING REVENUE FROM THE DALLAS COUNTY, UM, PIECE AND OUR CONTRIBUTION DROPPING A LITTLE BIT.

OKAY, LET'S KEEP GOING.

THIS NEXT SECTION IS A CHRONOLOGICAL LISTING OF ALL OF THE PROJECTS THAT WE'VE DONE AND BOTH ONES WE'VE SUPPORTED AND SOME THAT WE HAVE NOT.

UM, AND THE, I'M GONNA DRAW YOUR ATTENTION TO THE ONES THAT HAVE HAPPENED IN THIS PAST FISCAL YEAR.

UM, THEY'RE BOTH TRANSPORTATION ORIENTED.

THE FIRST HAS TO DO WITH LOVE FIELD AIRPORT AND THE IMPROVEMENTS THAT THEY'RE MAKING IN THEIR, THEIR ENTRYWAY.

AND IF WE SCROLL DOWN A LITTLE BIT, THE, THE, UM, LEMON AVENUE STREETSCAPE PROJECT IS UNDERWAY.

IF YOU GUYS TRAVEL DOWN MOCKINGBIRD, YOU'VE SEEN THE IMPROVEMENTS IN FRONT OF LOVE FIELD.

THEY'RE DOING PLANTINGS AND THEY'RE DOING IMPROVEMENTS OF, UM, SHADE CANOPIES AND, AND, UH, TRAILS AND SO FORTH TO MAKE IT A MORE WALKABLE, UH, ENTRYWAY INTO LEFT FIELD.

AND THEN A MAJOR ROADWAY IMPROVEMENT ALONG MOCKINGBIRD FROM LEMON TO CEDAR, UH, CEDAR SPRINGS, WHERE THEY'RE GONNA BE REDUCING THE LANES AND, AND DOING CLOSURES IN ORDER TO KEEP IT SAFER AND, UH, MORE EFFECTIVE TRAFFIC FLOW.

AND THEN IN FISCAL YEAR 25, THE MAPLE AVENUE SAFETY AND STREET STREET SCAPE IMPROVEMENTS PROJECT, UH, KICKED OFF.

AND, UM, I DON'T KNOW IF THIS HAS BEEN A PRETTY CONTROVERSIAL, UH, PROJECT.

I ATTENDED AN OUTREACH MEETING AND THE, THE MAJORITY OF THE ATTENDEES WERE BUSINESS OWNERS AND THERE'S VARYING POSITIONS ON, ON WHAT SHOULD HAPPEN TO, UM, TO MAPLE.

UH, UH, THERE WAS PROBABLY MORE IN, UM, AGAINST IT THAN THERE WERE FOR, IN MY MEETING AT LEAST.

THEY, THE PROPOSING TO RECONFIGURE THE ROADWAY FROM FOUR DOWN TO THREE LANES AND INCLUDING A BIKE LANE.

AND THEY'VE, THEY ALSO UPGRADED PEDESTRIAN CROSSINGS, SIDEWALKS, TRAFFIC SIGNALS AND SO FORTH.

THEY'VE ALREADY DONE PAVEMENT MARKINGS, UM, COUNTDOWN TIMERS, STREET LIGHTING.

UH, SO THEY'VE, THEY'VE ALREADY TAKEN ON SOME IMPROVEMENTS.

BUT THE, THE BIG IMPROVEMENTS, THE ONES THAT ARE MOST CONTROVERSIAL, THEY'RE CONTINUING TO WORK ON DESIGN AND IT WILL REQUIRE AN AMENDMENT TO THE CITY START UP THEIR PLAN AS IT MOVES THROUGH THE PROCESS.

SO THOSE ARE THE TWO THINGS THAT HAVE HAPPENED WITHIN THE DISTRICT THAT HAVE MADE IT INTO THE ANNUAL REPORT.

THIS NEXT TABLE SHOWS WHAT WE'VE INVESTED IN OVER THE YEARS AND WHAT HAS BEEN CATALYTIC DRIVEN FROM THAT INVESTMENT.

SO WE HAVE INVESTED 16.4 IN THE 17 YEARS OF THE DISTRICT, UM, IN, UH, TIF DOLLARS.

AND IT'S HAS YIELDED 81.2 MILLION IN VALUE.

AND THAT IS IN THE FORM OF RESIDENTIAL UNITS AND HOTEL ROOMS. AND IF WE KEEP GOING, THESE ARE ALL THE PROJECTS THAT WE, THAT WE HAVE NOT INVESTED IN, BUT HAVE COME UP THROUGH THE LAST 17 YEARS, PRIMARILY RESIDENTIAL, UM, AFFORDABLE HOUSING WHEN WE GO DOWN.

AND THE CUMULATIVE, UH, UH, FINAL TOLL IS GONNA BE VALUE 16.4 STILL OF INVESTMENT AND ALMOST 700 MILLION IN VALUE.

UM, AS A RESULT OF WHAT WE BELIEVE IS US JUMP STARTING THE, THE DISTRICT.

AND THAT HAS RESULTED IN THREE POINTS.

LET'S COME BACK UP FOR A SECOND.

3,828 RESIDENTIAL UNITS AND 232 HOTEL ROOMS. MM-HMM .

UM, AND THEN AS WE MOVE ON DOWN, THIS NEXT SECTION IS GONNA TALK, I BELIEVE, ABOUT THE GOALS, UM, OF THE DISTRICT AND KEEP GOING OF VALUE AND INCREMENT SUMMARY.

SO THIS IS JUST TAKING A LOOK AT, AT, YOU KNOW, FROM THE, THE, UM, START OF THE DISTRICT UNTIL WHERE WE ARE NOW.

THE TOTAL TAX VALUE IN 2008 WAS 184 MILLION.

TODAY IT IS 1.2 BILLION.

SO THAT IS A 540% INCREASE.

I KNOW, UH, 540% INCREASE IN THE 17 YEAR PERIOD.

UM, AND THEN THE, UH, VALUE HAS INCREASED ABOUT 7% YEAR OVER YEAR.

AND THAT'S GONNA RESULT IN A COLLECTION FOR FISCAL YEAR 25 OF ABOUT 5.9 MILLION IN INFORMAL REVENUE FOR THE DIST DISTRICT.

THEN THIS NEXT SECTION IS, UM, BASICALLY THE GOALS FOR THE DISTRICT

THAT WERE SET BACK IN 2009 CREATE ADDITIONAL TAXABLE VALUE.

UM, MINIMUM OF 3, 374 0.2 MILLION.

WE'VE ALREADY EXCEEDED THAT GOAL.

UM, ALTHOUGH THAT WAS SET FOR THE ENTIRE 25 YEAR TERM, WE'RE AT 167% OF THE GOAL.

THEN THE, THIS IS WHAT I MENTIONED A LITTLE BIT EARLIER, THE ATTRACTING, UM, 650,000 SQUARE FEET OF RETAIL AND THEN ADDITIONAL 1.2 MILLION SQUARE FEET OF NEW RETAIL OFFICE AND MEDICAL.

WE'VE KILLED IT ON THE RESIDENTIAL COMPONENT, 153% OF THE GOAL.

BUT THE, THE RETAIL AND THE OFFICE AND THE COMMERCIAL JUST HAS NOT FOLLOWED TO THE DEGREE THAT WE HAD HOPED IT WOULD.

UM, IT, YOU KNOW, THE SAYING IS THAT THE RETAIL FOLLOWS ROOFTOPS.

AND SO WE'RE BRINGING IN THE DENSITY.

THE DENSITY IS IF THEY ARE, CONTINUES TO GROW.

AND SO I'M, I'M HOPEFUL THAT IN THE REMAINING EIGHT YEARS THAT WE'LL SEE SOME, SOME CONSIDERABLE DEVELOPMENT, ESPECIALLY KNOWING THAT THE, THE NEW CHILDREN'S PEDIATRIC CAMPUS IS GOING, THE $5 BILLION PEDIATRIC CAMPUS IS GOING RIGHT NEXT TO THE MAPLE MOCKINGBIRD TIF DISTRICT RIGHT ON THE CORNER OF HARRY HEINZ AND MOCKINGBIRD.

AND I'M CONFIDENT THAT THAT IS GOING TO BE VERY CATALYTIC FROM A RETAIL AND RESTAURANT PERSPECTIVE.

IT'S BEEN SHOWN WHEN HUGE CAMPUSES LIKE THIS ARE BUILT ACROSS THE COUNTRY THAT THE RETAIL AND THE RESTAURANTS IN THE COMMERCIAL DOES FOLLOW.

AND THEY'RE GONNA BE OPENING THE NEXT, I THINK IN FIVE YEARS IF ALL GOES TO TO PLAN AND IT NEVER DOES .

BUT I, I BELIEVE THAT BEFORE OUR DISTRICT HAS SUBSETTED, THAT WE WILL SEE, UM, THE, THE FRUITS OF, OF THAT LABOR IN THE FORM OF MORE INCREMENTAL REVENUE FOR THE, FOR THE DISTRICT.

UM, AND THEN, UH, LASTLY, GENERATING AN NPV OF 27.8 OR 52.5 MILLION IN INCREMENT.

AND WE ARE AT 80% OF THAT ROUGHLY.

AND REMEMBER, BRING THAT, OUR GAUGE AT THIS POINT SHOULD BE 70%.

SO WE HAVE, WE'RE EXCEEDING OUR, WHERE WE SHOULD BE RIGHT NOW.

SO ALL IS WELL IN THE MAPLE RIVER TIFF DISTRICT AS FAR AS THE, THE COLLECTIONS ARE CONCERNED.

AND THEN MOVING ON DOWN, UM, I THINK THE NEXT SECTION, I CAN'T REMEMBER WHAT IT IS, LET'S SEE.

OH, THE BUDGET AND SPENDING STATUS.

THIS IS A REMINDER THAT, UM, THIS IS A CAPACITY BUDGET.

UM, ITS CURRENT BUDGET CAPACITY, NOT ACTION CASH.

AND THE CAPACITY IS BASED ON TOTAL, TOTAL DOLLAR PROJECTION USING OUR NPV IS A BENCHMARK.

KIND OF A ENCAPSULATES ALL OF OUR, OUR WORK AND WHAT WE DO AS, AS A TIFF.

UM, IN TWO BULLETS FOR YOU.

AND THAT RESULTS IN ABOUT 25.5 IN A FUND BALANCE.

THAT'S AS OF SEPTEMBER OF LAST YEAR, THE END OF OUR FISCAL YEAR.

THAT ISN'T OUR ACTUAL CASH BALANCE RIGHT NOW.

IT'S PROBABLY ABOUT A MILLION LESS THAN THAT, BUT IT, IT'S CLOSE.

UM, AND THE YEAR TO DATE IS SHOWS ABOUT 44 MILLION.

BUT AGAIN, YOU BACK OUT THE INTEREST AND THE, UM, INVESTMENTS AND WE'RE ABOUT 41 MILLION IN TOTAL COLLECTIONS OVER THE 17 YEAR PERIOD.

SO IT, IT IMPACTS THE DISTRICT AS A WHOLE AND NOT JUST NECESSARILY A PRIVATE, UH, DEVELOPMENT, LIKE A, A, UM, A MIXED USE PROJECT OR,

SO THAT, THOSE ARE THE HIGHLIGHTS.
